Avoid Ad Trouble With Real Estate Regulators
Real estate advertisements can generate complaints--often anonymous--to state real estate commissions. Complaints can arise even when ads comply with regulations.
To minimize trouble, approach any marketing effort with the understanding that all of your oral, written, or visual materials are deemed advertisements.
As such, your materials must conspicuously display your name, including a trade name or nickname that's registered with the real estate commission, and your full name as listed on your license. You need to list your brokerage name as well.
Be aware that consumers often confuse team or group names with the name of the brokerage, so you should take care to accurately present the team's credentials, experiences, and properties included in your ads.
Finally, you should ensure the broker or office manager's telephone number is displayed with your own number, disclose your status as a real estate licensee if advertising a property in which you have an ownership interest, and include the Fair Housing logo on all your ads.
