"Housing Market Outlook Through Economic Recession" (December 2008)
Lawrence Yun, Ph.D., NAR Chief EconomistAt a presentation at the Macroeconomic Advisers' Meeting, Lawrence Yun stated that home prices have already adjusted back to fundamentally justifiable levels, particularly in middle America. Any further price declines will lead to collateral economic damage in terms of reduced consumer spending and further broad credit contraction. In addition, recently modified distressed mortgages will re-default at significantly high rate if prices continue to fall. It is, therefore, imperative to have a housing focused stimulus plan to get the buyers back into the market to soak up the inventory and stabilize home prices.
