April 22, 2008: Navigating the New Credit Environment
In this edition of the NAR President’s Podcast, 2008 NAR President Dick Gaylord explains how REALTORS® can help their clients get the lowest cost financing in this new credit environment.
While NAR works in Washington, D.C., to counter broad-brush policies that make housing less affordable for good-credit buyers, Dick encourages REALTORS® to work more closely with lenders in their communities to challenge the GSEs’ “declining markets” policy, when appropriate.
Dick also explains how recent tweaks to Fannie Mae’s and Freddie Mac’s automated underwriting systems, which take effect at the end of May, could make it more difficult for certain borrowers to qualify for the lowest cost loans. Again, he says this is a prime opportunity for REALTORS® to counsel borrowers on how such changes could impact them, and help them collect information that they need to get approved – before they shop for a home.

For example, Dick encourages REALTORS® to use NAR’s market reports to become an expert on local conditions. He says that now is the time to market your business and prospect for new clients. He also says REALTORS® must work with sellers to price homes for today’s market, and they need to address consumers’ fears about trading up or down.
