Smart Growth: Land Use, Zoning and Growth Management
NAR Sponsors Study of Land Supply Monitoring
Local governments concerned about the rate and location of growth sometimes try to manage it by designating certain areas on a map for future growth and other areas for conservation. They may believe that the growth areas they designate contain enough land to accommodate future population increases, but do they know for sure? Probably not. As it turns out, there is little agreement about what constitutes "developable land" and few analytical tools to measure the supply of land for development or its rate of consumption, or to predict future demand for it.
To help develop better techniques for understanding land supply and demand, the National Association of REALTORS® is cosponsored a study by the University of Maryland's National Center for Smart Growth. The study enhances and assembles data from different sites across the nation, makes preparations for putting the data in a useful form, begins to characterize the regulatory and physical environment, and estimates residential development capacity.
