Sixty percent of real estate professionals believe smartphones give them a competitive edge, and 78 percent insist they allow them to easily respond to clients, according to a WAV Group Smartphone Satisfaction Survey.

In general, the poll finds, practitioners who use smartphones close more sales than those who do not.

To make even better use of their smartphones, sales associates should consider adding a mobile MLS service. This application should be located on the smartphone's deck so that the user does not have to load the Internet browser to access the MLS. These applications alert practitioners to listings near their current physical location.

Their smartphones also should offer true point-and-click technology to quickly access listings and directions. Access to a business directory and GPS technology are valuable additions as well.
