Daily Real Estate News  |  May 12, 2005  |   Calif.: Peterson's Modesto Home Hits Market Prudential California this week listed the Modesto home of Scott Peterson, who has been sentenced to death for the murder of his wife Laci and their unborn child, for $379,996. Real estate practitioner Mary Prieto said the brokerage did not identify the home as a crime scene in its disclosure document—as is required under state law—because although Peterson is believed to have carried out the killings in the house, prosecutors were not able to prove so in court. She said the company based the asking price for the three-bedroom, two-bathroom property on comparable sales data for the neighborhood, and that the figure was not skewed upward or downward because of the attention generated by the high-profile criminal case. Unlike other sensationalized cases such as the murders of Nicole Brown Simpson and JonBenet Ramsey—which reduced the appraised values of their homes—Prieto said initial interest suggests the Peterson home will not be on the market for long. She confirmed that calls from interested buyers began coming in on Tuesday, the same day the property officially went on the market, even though a for-sale sign was not placed on the lawn. To weed out curious followers of the case with no real interest in purchasing the Peterson house, she said prospects will be subjected to a comprehensive screening process—including a preapproval application, a personal interview with Prieto, and a confidentiality agreement that precludes them from taking pictures or recording video.
