Many parts of a listing package are standard—your resume, a description of your company, a comparable market analysis. If you want to set yourself apart during a listing presentation, try some of these dynamite ideas from two real estate practitioners.


The Crockett Team, of Smythe, Cramer Co., in Menton, Ohio, is a true family affair. David Crockett manages operations while his wife and partner Judie makes the sales. Children Melissa and Todd are listing specialists. The team staff includes 11 other associates in buyer representation, closing, office management, and marketing. The Crockett’s black-and-white, comb-bound book (with a four-color photo of the prospective listing on the front cover) tops 80 pages.

The team’s short, personal bios and winning photographs give prospects a sense of knowing each team member personally. (b-1)



The team’s marketing line—“Move with the Crockett Team”” appears at the bottom of every page in the listing presentation. To reinforce the line, the company loans its moving van to buyers and sellers. (B-2)
