5 Steps for Working With Relocating Sellers

Sellers who are moving out of town have some extra challenges that you should keep in mind. During your listing presentation, showing your sensitivity to their concerns and you just may get a new client.
1. Know their time frame so you can create an appropriate plan. The sellers may have to move quickly. You may have to focus exclusively on the listing for a couple weeks to move the property quickly.

2. Make their move easier. Provide packing and moving tips, and create an information packet about their new city. It can include information on home prices, neighborhoods, and schools. Let them know about online moving resources such as REALTOR.com's Moving section, or the United State's Postal Service's Helpful Tips for moving.

3. If a third-party relocation company is involved, understand the terms. For example, how much time do you have to sell the house before the relocation company takes over the listing?

4. If possible, refer them to practitioners in their new home town. If they use your recommendation you can collect a referral fee.

5. Don’t underprice the home in hopes of moving it quickly. “The market doesn’t know the sellers are in a hurry,” says David Knox of David Know Productions in Minneapolis, Minn. “If you go too far under market price, people will wonder what’s wrong with the home. That’s doing a disservice to the seller.”
