The Internet Data Exchange (IDX) policy of the National Association of REALTORS® (Multiple Listing Policy Statement 7.58) was first adopted May 2000. It has been subsequently revised several times, most recently in 2015 to amend the co-mingling of IDX data, and IDX displays of  “non-confidential pending” listings requirements.

In addition to NAR’s IDX Policy, there are accompanying IDX Rules in Section 18 of the Model MLS Rules and Regulations (all types), found in the current NAR Handbook on Multiple Listing Policy.  These rules are enforced by local multiple listing services, and MLS participants can be sanctioned for violations. • Section 18.2.11 of the Internet Data Exchange (“IDX”) Rules was added (all types):

Participants shall not modify or manipulate information relating to other participants’ listings.  MLS participants may augment their IDX displays of MLS data with applicable property information from other sources to appear on the same webpage or display, clearly separated from the data supplied by the MLS.  The source(s) of the information must be clearly identified in the immediate proximity to such data.  This requirement does not restrict the format of MLS data display or display of fewer than all of the available listings or fewer authorized fields. • Section 18.3.2 of the Internet Data Exchange (“IDX”) Rules (all types) was deleted:

Participants shall not modify or manipulate information relating to other participants’ listings. (This is not a limitation on site design but refers to changes to actual listing data.)  MLS data may be augmented with additional data not otherwise prohibited from display so long as the source of the additional data is clearly identified. This requirement does not restrict the format of the MLS data display or display of fewer than all of the available listings or fewer authorized data fields. O

• Section 18.3.12 of the Internet Data Exchange (“IDX”) Rules was amended (all types):

Display of expired, withdrawn, pending and sold listings* is prohibited. (Amended 11/15) O

*Note: If “sold” information is publicly accessible, display of “sold” listings may not be prohibited.
