Remodeling National Averages ATTIC BEDROOM In a house with two or three bedrooms, convert unfinished space in an attic to a 15-by-15-foot bedroom and a 5-by-7-foot shower bath. Add a 15-foot shed dormer and four new windows. Insulate and finish the ceiling and walls. Carpet the unfinished floor. Extend the existing heating and central air conditioning to accommodate the new space. Retain the stairs. National Average BASEMENT REMODEL Finish the lower level of a house to create a 20-by-30-foot entertaining area with wet bar, a 5-by-8-foot full bath, and a 12-by-12-foot auxiliary room. Walls and ceilings are painted drywall throughout and exterior walls are insulated. Include five six-panel primed hardboard doors. The main room includes 15 recessed ceiling light fixtures, three surface-mounted light fixtures, and a snap-together laminate flooring system. The bathroom includes a vanity with cultured marble top, resilient vinyl flooring, two-piece fiberglass shower unit, a light/fan combination, vanity light fixture, and recessed medicine cabinet. The bar area includes 10 linear feet of raised panel oak cabinets with laminate countertops, stainless steel bar sink, single-lever bar faucet, undercounter refrigerator, and vinyl floor tile. National Average Job cost: $43,865 Value at sale: $34,801 Cost Recouped: 79.3% BATHROOM ADDITION Midrange Add a full 6-by-8-foot bathroom to a house with one or one-and-a-half baths. Locate it within the house’s footprint. Include cultured-marble vanity top, molded sink, tub/shower with ceramic tile surround, low-profile toilet, general and spot lighting, mirrored medicine cabinet, linen storage, vinyl wallpaper, and ceramic tile floor. National Average Job cost: $15,519 Value at sale: $15,418 Cost Recouped: 95% Upscale Add a new 9-by-9-foot master bath to the master bedroom. Include a 4-by-4-foot neo-angle shower with ceramic tile walls, recessed shower caddy, body spray fixtures, and frameless enclosure. Include a customized whirlpool tub that matches the acrylic shower pan; solid-surface countertop with two integral sinks; two mirrored medicine cabinets lighted by individual sconces; a compartmentalized commode area; and a humidistat-controlled exhaust fixture. Use matching ceramic tiles on the floor (larger than those in the shower), laid on the diagonal with ceramic tile base. Add general and spot lighting, including waterproof shower fixture. Cabinetry includes a custom drawer base and wall cabinets for a built-in look. Heated floor and towel bars. Relocate and replace tub with custom dual 4-by-6-foot shower with top-of-line fittings and full-body wash wall, tile enclosure, and glass block surround. Relocate the toilet into a partitioned area and replace it with one-piece color unit. Add bidet, stone countertops in custom vanity cabinet with twin designer sinks, linen/towel storage closet, general and spot lighting, and humidistat-controlled exhaust fan. A tile floor, papered walls, and hardwood trim finish the job. National Average Job cost: $23,544 Value at sale: $23,457 Cost Recouped: 92.6% DECK ADDITION Add a 16-by-20-foot deck using pressure-treated pine joists supported by 4-by-4-inch posts set into concrete footings. Install composite deck material in a simple linear pattern. Include a built-in bench and planter of the same decking material. Provide a complete railing system made of the same composite as the decking material or a compatible vinyl system. Include drywall interior with batt insulation, prefinished hardwood floor, and 180 square feet of glazing, including windows, atrium-style exterior doors, and two operable skylights. Tie into heating and cooling. National Average Job cost: $53,983 Value at sale: $43,931 Cost Recouped: 80.6% KITCHEN REMODEL Midrange Update an outmoded 200-square-foot kitchen by designing and installing a functional layout of new cabinets, laminate countertops, and standard double-tub stainless-steel sink with standard single-lever faucet. Include energy-efficient wall oven, cooktop, ventilation system, built-in microwave, dishwasher, garbage disposer, and custom lighting. Add new resilient floor. Finish with painted walls, trim, and ceiling. Include 30 linear feet of semi-custom grade wood cabinets, including a 3-by-5-foot island. National Average Job cost: $43,804 Value at sale: $33,101 Cost Recouped: 74.9% Upscale Update an outmoded 200-square-foot kitchen with 30 linear feet of custom cherry cabinets and stone countertops with imported ceramic tile backsplash. Include built-in refrigerator, cooktop, and 36-inch commercial-grade range and vent hood; warming drawer; trash compactor; combination microwave and convection oven; high-end, undermount sink; designer faucets; and water-filtration system. Add new general and task lighting, including low-voltage undercabinet lights. Install cork flooring with cherry trim. National Average Job cost: $68,962 Value at sale: $56,711 Cost Recouped: 79.6% MASTER SUITE ADDITION Midrange On a house with two or three bedrooms, add a 24-by-16-foot master bedroom suite with bath over a crawl space. Include walk-in closet/dressing area, whirlpool tub in ceramic tile platform, separate 3-by-4-foot ceramic tile shower, and double-bowl vanity with solid surface countertop. Carpet bedroom floor, and install ceramic tile on bathroom floor. Paint the walls, ceiling, and trim. Add general and spot lighting and exhaust fan. National Average Job cost: $70,760 Value at sale: $54,376 Cost Recouped: 76.4% Upscale Add a 24-by-16-foot suite with spacious sleeping area and lounging/sitting area adjacent to the large master bath. Include custom bookcases and storage; high-end gas fireplace with stone hearth and custom mantle; and large walk-in closet/dressing area. Add French doors accessing outdoor space. Bath includes large walk-in shower with dual shower system, stone shower walls and floor, and custom frameless glass enclosure. Add whirlpool tub bordered on two sides by windows and built into a granite or marble platform with a custom cabinet front. Include two sinks in separate custom vanities with stone countertops and large mirrors. Create partitioned area for one-piece toilet with heated seat and massage capability. Add hospitality center with bar sink, undercounter refrigerator, granite or marble countertop, and microwave. Include soundproofing, in-floor heating, custom wall finishes and hardware, and lighting controls. National Average Job cost: $133,993 Value at sale: $103,279 Cost Recouped: 76.9% SIDING REPLACEMENT Replace 1,250 square feet of siding, including all trim, with new vinyl siding. Wrap the exterior trim as required to match. Don’t disturb interior trim. National Average Job cost: $9,568 Value at sale: $8,673 Cost Recouped: 84.8% Upscale Replace ten 3-by-5-foot double-hung windows with double-glazed simulated-divided-light windows that have an interior finish of alder or cherry and exterior finish of copper or aluminum cladding. Trim the interior and exterior to match window material.
